Understand the full price of borrowing
Low down payment does not mean low total cost.
An FHA loan is insured by the Federal Housing Administration and provided by a lender. The insurance protects the lender; you still repay the loan and pay the required premiums.
01. Down payment & closing
For illustration, 3.5% of a $300,000 purchase price is $10,500. That does not include closing costs, prepaid expenses or other cash requirements.
02. Upfront insurance
For a standard FHA purchase, the upfront mortgage insurance premium is generally 1.75% of the base loan amount. Ask whether it will be financed or paid at closing.
03. Ongoing insurance
Annual FHA mortgage insurance is collected through monthly payments. Ask for the amount and how long it applies. Financing the upfront premium increases the balance you repay.
Insurance figures describe a standard FHA purchase example. Confirm the rules and premium applicable to your specific loan with the lender.
Is an FHA mortgage worth exploring?
It may be worth comparing if you have limited down-payment savings or need to explore alternatives to conventional financing. Compare FHA and conventional offers when both are available to you.
Ask about your finances
What credit score does this lender require? How will it assess your income, existing debts and savings? A lender can apply requirements beyond FHA’s baseline rules.
Ask about the property
Does the home meet the applicable occupancy, appraisal and property requirements? Is the loan amount within the current FHA limit for its county and property type?
Ask about the offer
What are the rate, APR, points, lender fees, mortgage insurance and total monthly payment? Compare equivalent Loan Estimates and confirm the rate-lock terms.
FHA mortgage questions, answered.
Does SoFi offer FHA loans?
Yes. SoFi confirms that it offers FHA loans. Check its dedicated FHA page and speak with a loan officer about current eligibility, documentation and availability.
Can LendingTree provide my FHA mortgage?
LendingTree is a marketplace, not the lender. It can connect borrowers with participating lenders; confirm that a matched lender offers FHA financing for your circumstances. The lender handles approval and the loan.
Do I need to be a first-time buyer?
FHA purchase loans are not limited to first-time buyers. You must still meet the relevant occupancy, financial, property and lender requirements.
Is a 3.5% down payment available to everyone?
No. SoFi advertises a 3.5% minimum for financially qualifying FHA primary purchases. Your credit profile and other eligibility factors matter, and the lender may have additional requirements.
Is FHA mortgage insurance the same as conventional PMI?
No. FHA mortgage insurance has its own upfront and ongoing premium rules. Do not assume it cancels in the same way as conventional private mortgage insurance. Ask the lender how long your FHA premium will apply.
Does government insurance guarantee approval?
No. FHA insurance protects the lender against covered losses. Your application and property must still pass the lender’s underwriting and applicable FHA requirements.
How much will I pay each month?
It depends on your loan amount, rate, term, mortgage insurance, taxes and homeowners insurance. Ask for the total estimated payment, then budget separately for any HOA fees and maintenance.
Can these services finance a UK home?
This page covers U.S. FHA mortgages for eligible borrowers and properties. It is not a comparison of UK mortgage products.
