Choose how you want to explore

Start with SoFi. Or compare lenders.

If you have a defined borrowing amount and repayment plan, a home equity loan may be worth comparing. Check the complete offer rather than choosing on the monthly payment alone.

SoFi vs. LendingTree at a glance

Both routes require a lender to assess the property, your finances and the proposed borrowing.

Compare the payment and the total

A longer term can cost more.

This illustration uses a $50,000 fully amortizing loan at a hypothetical 8% fixed annual interest rate, with monthly payments and no fees. It is not a SoFi or LendingTree quote.

Illustrative repayment at the same loan amount and interest rate
Loan termMonthly principal & interestApproximate total interest
10 years$606.64$22,797
15 years$477.83$36,009
The trade-off: Extending the term reduces the payment in this example but increases total interest. Compare the repayment amount and schedule, not just the advertised installment. Figures assume scheduled payments throughout the term; rounding and actual lender terms can change the result.

The assumed interest rate is not an APR or a current offer. Origination fees, closing costs, taxes, insurance and any existing mortgage payment are excluded.

Check these details before applying.

01. Borrowing capacity

Ask how the lender values your property and limits combined secured borrowing. It will also assess income, credit and existing debts. Your total equity is not necessarily the amount available to borrow.

02. Net cash & fees

Request the origination fee, appraisal and other closing charges. Check whether fees reduce the cash you receive or increase the loan balance. Confirm any early repayment or closure charges.

03. Repayment & affordability

Confirm whether the rate is fixed, the number of payments and the total repayment. Add the new payment to your existing mortgage and ongoing ownership costs.

If consolidating debt: A lower monthly payment may come from a longer repayment term. Moving unsecured debt onto your home adds foreclosure risk. Compare unsecured alternatives and consider speaking with a qualified nonprofit credit counselor.

Choose the right type of borrowing

Home equity loan, HELOC or cash-out refinance?

Home equity loan questions, answered.

Does SoFi offer home equity loans?

Yes. SoFi has a dedicated home equity loan page. Its disclosures say it may lend directly or assist you with a Spring EQ loan. Confirm the originating lender and terms in your offer.

Does LendingTree make the loan?

No. It connects borrowers with participating lenders. Each lender sets its own offer, assesses eligibility and provides the loan.

Are home equity loans usually fixed rate?

They usually have a fixed rate, but you should confirm your specific agreement. With a fully amortizing fixed-rate loan, the scheduled principal-and-interest payment is predictable; your wider household costs can still change.

Will this replace my first mortgage?

Typically a home equity loan is an additional secured loan while the existing mortgage stays in place. Confirm the lien position and structure. A cash-out refinance replaces the mortgage instead.

Can I borrow all of my home equity?

Not necessarily. The lender applies valuation, combined loan-to-value and financial requirements. Other liens can also reduce borrowing capacity.

Can I make extra payments?

Ask the lender how extra payments are applied and whether any prepayment charges apply. Do not assume every loan has identical rules.

How is this different from a HELOC?

A home equity loan provides an agreed lump sum with installment repayments. A HELOC is a line of credit, but initial funding and redraw rules vary. Compare the actual rate, fees and repayment structure.

Are these products for UK properties?

This page covers U.S. home equity services for eligible borrowers and properties. It is not a comparison of UK secured loans.
