SoFi vs. LendingTree for jumbo mortgages

Understand the threshold

Do you actually need a jumbo mortgage?

For 2026, the baseline conforming loan limit for a one-unit property in most U.S. counties is $832,750. Some counties have higher limits. Special geographic rules and multi-unit limits also apply.

01. Find your local limit

Use the property’s county and unit count. A loan above the national baseline can still be conforming where a higher local limit applies.

02. Calculate the loan

Subtract the planned down payment from the purchase price to estimate the amount borrowed, before adjustments or financed costs.

03. Confirm the category

Ask the lender whether that amount falls within the applicable conforming limit or needs jumbo financing.

Illustrative purchase: A $1,000,000 price with 20% down gives a $200,000 down payment and an $800,000 base loan, below the 2026 one-unit baseline limit. With 10% down, the base loan is $900,000, above the baseline but potentially within a higher county limit. These examples do not establish product availability or approval.

Limits change annually. Use the limit applicable to the transaction and ask your lender to confirm.

Prepare for a larger commitment

Compare more than the interest rate.

Upfront cash

Ask about the down payment, closing costs and reserves that must remain after closing. Confirm which assets count toward the reserve requirement.

Loan structure

Compare fixed and adjustable rates where available. For an ARM, check the initial fixed period, adjustment rules and possible future payments.

Complete borrowing costs

Compare Loan Estimates for equivalent amounts and terms. Review APR, points, lender fees and rate-lock conditions alongside your monthly budget.

Questions to take to the lender: What credit and income documents do you require? How do you assess self-employed income? Does this property type qualify? Is mortgage insurance or another pricing adjustment required? What is the expected appraisal and closing process?

Budget for property taxes, homeowners insurance, HOA fees where applicable and maintenance in addition to principal and interest.

Jumbo mortgage questions, answered.

What makes a mortgage a jumbo loan?

A jumbo mortgage exceeds the applicable conforming loan limit for the location and property type. The amount borrowed matters, not the purchase price alone.

Does SoFi offer jumbo mortgages?

Yes. SoFi has a dedicated jumbo mortgage page. Confirm current maximum loan amounts, down payments and eligibility with its mortgage team.

Is LendingTree the jumbo lender?

No. LendingTree is a marketplace connecting borrowers with participating lenders. Confirm that a matched lender offers a jumbo mortgage for your proposed loan amount and circumstances.

Does a million-dollar home always require a jumbo loan?

No. Your down payment affects the loan amount, and county limits vary. Compare the proposed mortgage amount with the relevant local conforming limit.

Do all jumbo mortgages require 20% down?

No single down-payment rule applies to every jumbo product. Confirm the requirement for your loan amount, property and financial profile rather than assuming a particular percentage is available.

What are cash reserves?

Reserves are eligible assets a lender may require you to retain after paying your down payment and closing costs. Ask how the lender calculates the requirement and which assets qualify.

Are jumbo rates always higher?

No. Pricing depends on market conditions, the lender and your profile. Compare personalized offers on the same basis, including points and fees.

Can I use these providers for a UK property?

This page compares U.S. mortgage services for eligible borrowers and properties. Buyers financing UK homes need providers serving that market.
