  • Explore VA loan information and comparison tools.
  • Ask matched lenders which VA purchase products are available to you.

SoFi vs. LendingTree for VA mortgages

Both routes require a lender to assess your application. The main difference is how you explore your options.

Start with eligibility

Your Certificate of Eligibility is a starting point.

Eligible Veterans, service members, National Guard or Reserve members and certain surviving spouses may qualify. Service requirements and exceptions vary; check your status through VA.

01. Confirm your COE

A Certificate of Eligibility helps establish your entitlement based on service. Request it through VA or ask whether your lender can help obtain it.

02. Check lender approval

Your COE does not approve the mortgage. The lender still assesses credit, income and your ability to repay.

03. Check the home

Confirm occupancy, appraisal and property requirements. Ask how your available entitlement affects the proposed purchase.

Check at the source: Review official VA eligibility guidance ↗. Only share service records or financial documents through the provider’s secure application process.

Build a complete budget

No down payment does not mean no costs.

Request a Loan Estimate and review the amount due at closing alongside your ongoing payment. Budget for taxes, homeowners insurance, any HOA fees and maintenance.

Funding fee

A one-time VA funding fee may apply unless exempt. It depends on loan type, prior VA use and down payment. Ask whether you qualify for an exemption.

Closing costs

Review lender charges, points, appraisal and other closing items. Ask which costs you must pay and whether seller credits are available.

Monthly payment

Compare the interest rate, APR and full payment on equivalent loan amounts and terms. Confirm rate-lock conditions and distinguish principal-and-interest quotes from total ownership costs.

Funding fee example, not a quote: For a first-use VA-backed purchase with less than 5% down and no exemption, the published fee is 2.15%. On a $300,000 base loan, that is $6,450. Financing it would increase the balance to $306,450, excluding other costs. After first use, the published fee for less than 5% down is 3.3%. Confirm the fee applicable to your loan.

The funding fee can be paid at closing or financed. Financing it increases the amount you repay. Exemptions include certain disability-related circumstances; consult the official rules.

VA mortgage questions, answered.

Does SoFi offer VA loans?

Yes. SoFi has a dedicated VA loan page. Confirm the current products, eligibility and availability directly with its mortgage team.

Is LendingTree the VA mortgage lender?

No. LendingTree connects borrowers with participating lenders. Confirm that a matched lender offers VA financing for your profile. That lender assesses the application and provides the loan offer.

Can I buy with no down payment?

You may be able to, subject to entitlement and lender requirements. The purchase price relative to the appraised value also matters. Ask the lender whether your specific purchase requires a down payment.

Do VA purchase loans require mortgage insurance?

VA-backed purchase loans do not require PMI or FHA-style MIP. Homeowners insurance and other ownership costs still apply.

Do I need to be a first-time home buyer?

No. A VA benefit can be used beyond your first purchase if you remain eligible and have the necessary entitlement. Ask VA or your lender about reuse and restoration.

Does a COE guarantee approval?

No. It establishes benefit eligibility, not approval of a specific loan. You and the property must still meet the applicable requirements.

Which VA lender has the lowest rate?

There is no universal lowest-rate lender for every borrower. Compare personalized Loan Estimates for equivalent loan amounts, terms and rate-lock periods, including points and fees.

Is this page for UK military mortgages?

No. It covers the U.S. VA home loan program for eligible borrowers and properties. It is not a comparison of UK mortgage products.
