Best Mortgage Refinance Lenders
Make your next mortgage work toward your next goal.
Explore SoFi rate-and-term refinancing, SoFi cash-out refinancing or a lender comparison through LendingTree. Compare the new loan with what you have today.
For eligible U.S. borrowers and properties. A lower payment does not necessarily mean a lower total cost.
Start with your goal
Three routes to explore.
Choose the purpose first. Then compare the complete offer, including the amount borrowed, fees, new term and total repayment.
SoFi Rate-and-Term Refinancing
Explore changing the terms of your existing mortgage.
- Discuss a different rate or loan term with SoFi.
- Review the replacement mortgage and its costs.
- Compare your existing payoff date with the proposed new term.
Confirm current availability and personalized terms.
SoFi Cash-Out Refinancing
Explore replacing your mortgage and borrowing additional funds.
- Ask how much equity you could access.
- Review the rate on the entire replacement loan.
- Check the cash you would receive after payoff and costs.
Equity access depends on lender assessment.
LendingTree Refinance Comparison
Explore refinance offers through a mortgage marketplace.
- Connect with participating refinance lenders.
- Ask about rate-and-term or cash-out options.
- Compare equivalent personalized loan offers.
Confirm terms with each matched lender.
Compare the purpose before the provider.
Rate-and-term and cash-out are refinance types. LendingTree is a way to shop for lender offers.
| Option | What you explore | Key question |
|---|---|---|
| SoFi rate-and-term | A replacement mortgage with a different rate or term, without substantial cash release | Will the benefit outweigh fees and any added repayment time? |
| SoFi cash-out | A larger replacement mortgage with eligible equity released as cash | What will the entire new mortgage cost, and how much cash will I actually receive? |
| LendingTree comparison | Refinance offers from participating lenders, subject to matches | Which lender has suitable terms for the same refinance goal? |
Put the numbers in context
How long would it take to recover the fees?
For a simple rate-and-term illustration, divide upfront refinance costs by the monthly payment reduction. This is a cash-flow check, not a complete savings calculation.
Assumed upfront costs
$6,000 in refinance costs paid upfront. This is an example, not a lender quote.
Assumed payment reduction
$200 per month on a comparable payment basis. Taxes and insurance are excluded from this illustration.
Simple cash-flow break-even
$6,000 ÷ $200 = 30 months. You would need that long to recover the assumed costs from the payment reduction alone.
Bring these questions to the lender.
1. What changes?
Compare your current rate, outstanding balance and remaining term with the new rate, balance and term. Ask whether the proposed loan is fixed or adjustable.
2. What does it cost?
Review APR, points, lender charges, third-party fees and credits. Separate actual fees from prepaid taxes and insurance. Confirm which costs are paid upfront or financed.
3. What do I qualify for?
Ask how the lender assesses credit, income, current home value and loan-to-value. Confirm property and state availability, appraisal requirements and the rate-lock period.
If refinancing to repay unsecured debt, consider that you would be replacing it with debt secured against your home.
Mortgage refinance questions, answered.
Does SoFi offer both rate-and-term and cash-out refinancing?
Yes. SoFi confirms both financing options. Review current eligibility, availability and terms directly with its mortgage team.
Is LendingTree a refinance lender?
No. It is a marketplace connecting borrowers with participating lenders. Each lender assesses eligibility and provides its own loan offer.
Will a lower payment always save money?
No. A longer term can lower payments while increasing total interest. Compare the new loan with your existing mortgage, including fees, repayment time and remaining balances.
Does cash-out refinancing change my existing mortgage rate?
It replaces the mortgage with a new loan, so the new rate applies to the replacement balance, not just the extra cash. Ask for a full comparison with your current loan.
Is “no-closing-cost” refinancing free?
Not necessarily. Costs may be covered through a higher rate or added to the balance. Ask how the offer is structured and compare it with paying fees upfront.
How much equity can I take out?
It depends on the property valuation, outstanding mortgage, permitted loan-to-value and your financial profile. Ask the lender for both the maximum new loan and the net cash proceeds.
What if I plan to sell soon?
Compare the costs and benefits over the period you expect to keep the loan. You may not recover the refinance costs before selling or refinancing again.
Are these options for UK remortgages?
This page covers U.S. mortgage refinancing for eligible borrowers and properties. It is not a comparison of UK remortgage products.
